Mid-May Real Estate Market
The real estate market is somewhat confused, but historically active. It may get hotter later this year than we expected, but an inventory that should be going down rapidly is instead, slowly increasing. Sales ARE taking place, Buyers ARE becoming more active…and more importantly, the homes coming on the market are NICE HOMES!
The Spring activity in redecorating and remodeling for the past five years is becoming visible, as nicely turned out homes are the norm on Realtors Thursday Caravan. This past week we had a surprising assortment of really well done homes.
If any portion of the Meadows market can be said to be warmer than the others today, it is the upper end, which is counterintuitive because obviously more people can afford the lower end. Perhaps those at the upper end of the market are less inhibited by interest rates, but in truth interest rates have not risen in spite of rises in the Fed rates given so much publicity. Perhaps high end Buyers follow the market more closely, or they just don’t care because they take relatively smaller loans as a percentage of the sales price.
Or perhaps it is just that any snapshot is inherently flawed as to the overall condition of the market. Yes, there is resistance to the prices and the overall time on market throughout San Diego County has risen to reflect that.
It looks like the market in 2002, which was not all that bad except that we have been jaded by the past three years…

Ahhhh..Paris in the Spring
It never rains but it pours -- another exchange opportunity for Paris. Apparently everyone flees Paris in August, but that increases our opportunities. I don't get five good exchange ideas a year...and sudenly two Paris suggestions in a day! If you wish to communicate with this person please send me an e-mail to allen@allenhemphill.com.
Hi,My name is *, I live in Paris, France. My family (2 adults and 4 kids aged 8, 7, 4 and 1) will be spending 4 weeks in California this summer from July 27th to August 24th 2005. In order to reduce the cost of such a trip, I would like to exchange my apartment in downtown Paris (10 minutes from the Eiffel tower) with any accommodation in California. My family car can be part of the exchange. If you are interested by a swap of one week or more, join me for more details.

Hello,
Are you interested in visiting Paris in August ? We are a family of four experienced home exchangers.
I am American and my husband (Patrick) is French. We have 2 boys 18 and 15. Our home is a three bedroom apartment in one of the nicest neighbourhoods in Paris
(just behind the Eiffel Tower).
We’ve been to the San Diego area many times as we have family and friends there. Please contact us if you would like to know more.

Local Education News
While I have an analysis of the local schools available for Hidden Meadows residents available at http://www.allenhemphill.com/local.htm, I have found an easy to use website that everyone, everywhere, can use to do research on their local schools -- and the site is more complete than mine.
If you want to do any research on any school district in the State, you can't do better than http://www.ed-data.k12.ca.us/AudienceTracking/Registration.asp
It will save me a lot of research time in the future, and if education is important to you it will be a "favorite."

Pavilion Scheduling
Scheduling of the use of the MHA Pavlion has entered the computer age. Linda Shreve is now in charge, and you can view the existing schedule of the Pavilion at http://www.calendar.yahoo.com/mhapavilion. This site is viewable, but cannot be edited.
You can get the form necessary to schedule an event by sending an e-mail to mhapavilion@yahoo.com. She will send you an e-mail with a form attached...when it is returned she will edit the calendar.

Third, and (Probably) Last Blog Announced
I am happy to announce my THIRD (and probably last) Blog!
Titled "The Point Position," this Blog will contain many of my recently published columns in the San Diego Business Journal and the Rancho Bernardo Sun, for which I have been a regular columnist.
The Blog will also contain many writings I have submitted, and which have not been published – neither newspaper can publish as much as I write, and in some cases my writings are on subjects that do not fit their editorial policy. As an example, the SDBJ quite properly will not usually print a column I submit if it is not on local economic or business matters – such as ones I wrote on tsunamis after the Indonesian disaster.
I have always been introduced as "The Controversial Allen…." So my posted articles will evoke strong reaction. They always have.
No problem…one thing about being blunt is that I am seldom misunderstood.
I have published more than 1,500 newspaper columns – but have written another 3,000 or so.
This is my personal Blog, so, unlike the computer Blog in which I will primarily serve the Computer Club, or the Meadows Community Blog in which will primarily post things of interest to the community, this final Blog will contain whatever I feel like writing.
You are invited to attend – and to comment.

Anyone Interested in Vacationing in New Zealand?
As many of you know, Jean and I are veteran home exchangers -- but often we get offers that we cannot take, like this one to New Zealand for as much as six months. If you are interested in the ins and outs of home exchanging, please see my article at http://www.allenhemphill.com/newpage22.htm
Meanwhile, you might consider corresponding with this lady:
I am presently considering coming to San Diego for up to six months. I am a widow aged 52 yrs and I have a 3 bedroom home in the Bay of Plenty, New Zealand not far from the beach. Could you please let me know if you would be interested in a home exchange or if you know of anyone who would be interested.
Kind regards,
Jan
